Designed to Jordan’s exacting specifications, the tastefully furnished and luxuriously appointed property will afford its owner the ultimate in privacy, security and amenities. In addition to the main residence, the estate features an attached and beautifully appointed three bedroom guesthouse, an indoor/outdoor entertaining and pool area, an outdoor tennis court, a putting green, a deep water pond, and three separate climate-controlled multi-car garages. The residence was constructed between 1993 and 1995, and extensively renovated in 2009.

 14 Southridge Road on Wrightsville Beach Sells for $3.15 Million 

 

WILMINGTON, NC — Intracoastal Realty reached a significant sales milestone this month, with the $3.15 million sale of 14 Southridge Road on Wrightsville Beach, NC. This is the first sale over $3 million in Brunswick, New Hanover, and Pender counties since October 2010 and the first $3 million-plus sale on Wrightsville Beach since September 2009, according to local MLS data.

The nearly 5,000 square foot home is one of Wrightsville Beach’s premier oceanfront estates, with fantastic views of the Atlantic Ocean and a host of luxurious amenities. Intracoastal Realty agents represented both the buyer and seller of the property. The sales team of Angie Pool & Associates marketed the property, and Susan Keck of Bobby Brandon’s team negotiated the sale on behalf of the buyer.

The last $3 million-plus home sold in the area was Intracoastal Realty’s Margaret Barclay’s Piper’s Neck Road listing on Figure Eight Island, which sold for $3,495,000 on October 25, 2010. The last sale above $3 Million on Wrightsville Beach was Intracoastal’s Mark Bodford’s Parmele Blvd listing, which sold for $3.2 Million on September 15, 2009.

“The recent uptick in the sale of high-end properties is a potential indicator for a recovering real estate market,” said Jim Wallace, CEO of Intracoastal Realty. “We’re encouraged by the resurgence and think it bodes well for a recovering market.”

According to the Wilmington MLS, five properties have sold for $1 million or more since January 2012.  During the same period last year, only one property sold for over $1 million.

10 Easy Spring-Cleaning Tips

It’s almost that time of year to tackle Spring-Cleaning and get your house in order!  Here are some easy Spring-Cleaning tips that may help you get your house in tip top shape!

Turn on some music to keep you motivated and get started!

1. Make a Plan & Set Reasonable Goals Figure out the parts of your home that need cleaning. Come up with a plan and be sure to budget in time for inevitable distractions so you won’t get discouraged after just a few hours cleaning.
2. Start with the task you dread the most

3. Check for Cleaning Supplies Before you start, make sure to have all the supplies you need on hand. Planning ahead will keep you focused on cleaning and avoid being distracted by not having the tools necessary.

4.  Declutter Before Cleaning  Save yourself time and frustration by getting rid of the garbage and extra clutter before cleaning!

5. Tackle One Area at a Time  Work on one area at a time. It’s ok if some stuff moves to other rooms in your house,  those can be tackled later when you get to them.

6. Use Bins To Organize Stuff  Organize goods into boxes or bins instead of piles to keep trash, recycling, or donation items separate. This will save you lots time when you are sorting through your items.

7.  Open The Windows For Fresh Air  There’s nothing like that refreshing feeling when you can open the windows and have fresh air flowing throughout the house. This has already been tempting with the spring like temperatures we’ve recently had!

8. Clean Each Room from Top To Bottom  Start at the top by dusting the ceiling fan or light fixture then get all the webs off the crown molding.  Work your way down the walls, over the furniture, all the way to the baseboards and flooring.

9.  Change Up Your Accessories For A New Look  Decorate for the season. Swap out heavy, darker items with lighter and brighter accessories! Pack up winter decorations in a labeled box and store in the attic.

10.  Design A Daily Cleaning Schedule  Make a cleaning schedule of small daily tasks that will help keep your house in order until your next Spring-Cleaning!

Rental Price Climb Makes Buying More Affordable

Rental prices have continued to increase at a fast pace over the past months. It’s currently cheaper to buy than rent in most U.S. cities. In fact, home affordability recently hit a 40-year high. Home affordability is at 1971 levels, due to falling home prices and record low mortgage rates, pushing home ownership into reach for more families, according to the U.S. Department of Housing and Urban Development (HUD).

Rental prices are forecasted to rise during 2012, but at a slower pace. Mortgage rates are also expected to hover around historic lows, providing another incentive to buy rather than rent. If you haven’t heard it before, I will say it again, now is the time to buy!
